Chris Leonard
Development Director
Bloom Real Estate Ltd

Chris is a seasoned real estate development leader with over 20 years of experience delivering transformative industrial and logistics projects across the UK and Europe. As Development Director at Bloom Urban Warehouses, he spearheads the delivery of sustainable, design-led urban industrial spaces that meet the evolving needs of modern businesses.

He joined Bloom in 2022 from Capital Industrial, where he spent six years as Capital Projects Manager overseeing the redevelopment and refurbishment of a diverse portfolio of industrial properties. Prior to that, he served as Property Development Manager at Ocado, leading the acquisition and development of logistics and office facilities across the UK and Europe. His early career included roles at Faithful+Gould, where he worked on development projects for multiple funds across the UK.

At Bloom, Chris plays a pivotal role in the company’s strategic growth through multiple joint ventures, including a £250 million partnership with TPG Angelo Gordon and a separate major JV with Crosstree Real Estate Partners. These ventures underpin the acquisition and development of several key urban industrial sites across London, including projects in Brixton, Hackney, Camberwell, Hayes, Greenwich, and Park Royal. These developments blend ground-up construction with extensive refurbishments, all targeting high sustainability standards such as BREEAM ‘Outstanding’, EPC 'A+' ratings and include the first two multi-let industrial estates in the UK aligned with the Paris Agreement on climate change.

Chris is a Member of the Chartered Institute of Building (MCIOB) and is passionate about reimagining urban warehousing to support the growth of businesses in the light industrial sector, in supply-constrained city environments. His leadership has been instrumental in delivering projects like Bloom Poplar and Bloom Camberwell, which exemplify the integration of ESG principles, community engagement, and operational excellence in urban warehousing. Chris regularly contributes to industry events, including speaking engagements at FOOTPRINT+, Bisnow events and serving as a judge for the New Civil Engineer Awards.
